A report from the Taos County Association of Realtors comparing the year 2024 to the year 2023 shows home sales in the Enchanted Circle have decreased nearly across the board, with condominium sales rising in all but Angel Fire and Taos Ski Valley.
Over the last 12 months in Taos, the volume of homes sold decreased, while gross sales increased. In 2024, 204 homes were sold in Taos, totaling $126.4 million in sales. This is a 3 percent increase in gross sales from 2023, when 223 homes were sold in Taos for $122.8 million. In 2024, the average price of a home in Taos was also $619,607, a 13 percent increase from the year prior.
The number of homes sold similarly decreased in Red River by 20 percent, along with a 12 percent drop in the average price of a home. Taos Ski Valley saw no change in home sales, though the average price of a home fell 19 percent from $1.8 million to $1.5 million.
The association also reported 124 homes sold in Angel Fire in 2024, totaling $93,196,412 at an average of $751,584 per home. In 2023, Angel Fire sold 159 homes for $107,715,517 at an average of $677,456 per home.
Condominium sales rose from 2023 to 2024 in both Red River and Taos. Forty-six condominiums were sold in Taos this year, averaging $398,693 per unit. This is an 18 percent increase in condominium sales from the year prior. Red River saw the largest boost in condominium sales, with a 129 percent increase from seven to 16 condominiums.
The exceptions were Angel Fire and Taos Ski Valley, which experienced a 19 percent and 53 percent fall in condominium sales, respectively.
The average number of days home listings were on the market fell 49 percent in Taos Ski Valley, 41 percent in Red River, 12 percent in Taos and less than one percent in Angel Fire.
The association reported a fall in land parcel sales in Angel Fire, Red River, Taos and Taos Ski Valley. But while land parcel sales decreased in Red River, their average price increased by 592 percent, from $79,300 in 2023 to $548,929 in 2024. Red River was also the only location to see a jump in land parcels' gross sales, at a 385 percent increase from $793,000 to $3.8 million.
